As property managers, we know that it is essential to maintain great curb appeal for our clients at all times. Having a well-maintained exterior ensures safety to your clients, and their customers or residents. Keep reading to see when is the best time to pave your property!

Is it wise to pave your properties any time of the year?

No!

In fact, it is best to pave commercial and residential roads in the Spring to ensure the longevity of the asphalt being put down. The weather affects the condition of the asphalt. It is best to repair it when the sun is shining and the flowers are blooming, around 70 degrees Fahrenheit. This could be late Spring going into Summer or early Fall, before temperatures drop too low. Repaving in the warmer months provides less risk of expansion of existing pavement cracks for when the winter comes, due to the ice.

If you decide to lay asphalt in the colder temperatures, the asphalt may harden too quickly or not settle evenly on the ground. These problems mean extra money and time to repair the road. There is also a more likely chance of having to repair the asphalt again, sooner than expected. Now, on the other hand, if you decide to lay the asphalt in hotter temperatures, it can affect the workers performance. Hot temperatures can cause the project to take a little longer to get the job done.

One other thing to look out for is the weather the day of the planned project. A forecast of sun and clouds is okay, but be aware of the chance of precipitation. Rain could cause too much moisture to the asphalt that can ruin the base and cool it too quick, causing more problems.
