While landlords are trying to run a business and protect their property, tenants are looking for a peaceful place to call home and protect their rights. Both parties being aware of their landlord-tenant rules is crucial to having a healthy and safe relationship and having a lease agreement that abides by all local and state laws. 

Here are some landlord-tenant rules to be aware of!

  1. LAWS ABOUT DISCRIMINATION – You must comply with Fair Housing laws, as well as make sure every action and/or policy applies to everyone. This could be for advertising a property, setting rules for a property, or screening new tenants.

  2. LEGAL LEASE DOCUMENT – Part of a landlord’s duty is to provide a lease agreement or any other legal paperwork. This paperwork must be legal and abide by all the laws. It is up to the landlord to ensure this. Required information includes monthly rates, leasing periods, and tenant names. Legal disclosures, such as security deposit details, might also need to be included. The lease should also contain appropriate clauses, such as purchasing renters insurance.

  3. LAWS ABOUT KNOWN CRIMINAL ACTIVITY – Landlords must give notice to the authorities if they become aware of any criminal activity that takes place in one of their units. This criminal activity could involve drug use, distribution, or something worse. Landlords could be held liable or face punishment for any illegal activities that occur on their property. It is their duty to protect the neighborhood of the rental property.

  4. LAWS ABOUT SAFETY FEATURES – Besides protecting tenants and the neighborhood from criminal activity, they must also provide safety precautions for their tenants. This includes carbon monoxide and smoke detectors, fire extinguishers, door locks, and fire escapes.

  5. LAWS ABOUT MAKING REPAIRS – Tenants have the right to report any repairs that need to be done in their unit. Landlord’s are responsible to respond to these reports and complete the repairs in a timely manner. Usually, management has some kind of software that provides tenants the ability to request repairs and for landlords to view and track them.
